Testing for Wet Substrate

An infrared moisture survey is the best way to check for wet substrates. Infrared cameras are expensive and only a few contractors even have them. You can try using a 3′ x 3′ black trash bag or heavy rubber mat. Place the mat over the suspect area and tape all sides. Leave overnight. After 24 hours, peel back the mat and check for condensation underneath.

Testing for Compatibility

A coating adhesion test is recommended to determine substrate compatibility. Roof coatings usually adhere well to aged built up roofs. Primers are required for built up roofs to provide a stable, chalk-free surface and reduce asphalt bleed through.

Roofing Products for Built Up Roofs

Ponding water is common problem with low-slope roofs and built up roofs are no exception. Solvent-based roof coatings offer better resistance to ponding water than water-based coatings. Yes, the products are less “green” compared to water-based coatings but they are more durable.

The application of roof coatings may invalidate any existing warranty on your built up roof. Please check with your BUR manufacturer or roofing contractor for existing warranty coverage before attempting any repairs.
