The R-Panel metal roof has one of the highest rates of roof leaks. Carmax decided to use metal roof coatings during the renovation stage. The metal roof was in excellent condition overall, except for some sections that collapsed due to foot traffic. One of the interior gutters need replacing to fix persistent roof leaks along that section of the roof.
The metal roof had no visible rust and wasn’t chalky so priming was not needed.
After the roof was pressure washed, SeamStitch® Butyl Elastomeric Caulk was used to seal all seams, flashings and penetrations. 2 coats of EnergyGuard® Butyl Elastomeric Coating was applied by airless sprayer to the entire roof surface.
