Metal Roof Coatings

Coating a metal roof can be one of the cost effective ways to fix roof leaks and extend its service life. Replacing a metal roof is costly and metal roof leaks are easier to find than other roof types.

Choosing the correct Metal Roof Coating

Metal roofs are usually pitched so ponding water is not an issue. Our EnergyMax® Acrylic Elastomeric Coating and the EnergyGuard® Acrylic Elastomeric Coating are excellent coatings for metal roofs.

Our solvent based EnergyGuard® Butyl Elastomeric Coating is dries quicker and since it’s a vapor barrier, it is perfect for gutters or applications where higher corrosion resistance is desired.

Due to VOC restrictions, EnergyGuard® Butyl Elastomeric Coating may not be shipped to California. Please use our EnergyMax® Silicone Elastomeric Coating instead.

Metal Roof Coating Process

Clean the Roof Thoroughly

Use a 3000 psi pressure washer to clean the entire metal roof. A rotary nozzle can be used expedite cleaning. Degreasers, if used, should be rinsed thoroughly.

Always start at the highest part of the roof and walk towards the gutter.

To Prime or not to Prime, that is the Question

Primers are not required for non-rusted bare metal. Rusted metal should be primed with PrimeLock® Metal Primer or PrimeLock® MultiSurface. An adhesion test should be done on prepainted metal roofs if existing finish is chalking. Kynar coated roofs require special primers.

Silicone sealants should be completely removed from the roof.

My Leaks are Sealed

Check and tighten any loose fasteners and apply a small amount of SeamStitch® Acrylic Caulk or SeamStitch® Butyl Caulk over the screw heads.

If you have a corrugated metal roof, all fasteners and seams should be sealed prior to coating.
