Montgomery, AL – This is a 15-year old modified bitumen roof with a couple of minor flashing related leak issues. It also has a large but shallow ponding water problem and there was no way to install an area drain.

The owner was looking for a long term solution to his roof problems but did not want the expense and hassle of roof replacement. He was comfortable about doing the job himself and needed technical assistance while the work was in progress.

A pressure washer and stiff brush was used to clean the entire roof to ensure that all dirt, debris and contaminants. He primed the modified bitumen roof with PrimeLock® Neoprene Primer after waiting a few days to be sure it is completely dry. For a small roof like this, an airless sprayer is not needed. You can simply use a long nap paint roller.
He had a few gallons of leftover primer and applied a second coat over areas with alligatoring.

2 coats of EnergyGuard® Butyl Elastomeric Coating was installed over the primed modified bitumen roof. A minimum 4 gallons / 100sf total was applied to the roof to achieve a total thickness of about 30 dry mils.
